Why Spring is the Best Time to Sell Your Home

Updated: Jun 17

Homeowners looking to sell usually want three things: plenty of interested buyers, strong offers, and a short timeline. Spring is the season that often delivers all three.

If a move has been on your mind this year, now's the time to act. Here’s what makes this season so powerful for sellers.

More Buyers Will Be Looking

Typically speaking, there’s no more popular time to move than Spring. Historically, data from ShowingTime shows that buyer activity peaks during this time of year. Just take a look for yourself (see graph below):

This year, there’s more than just the seasonal trend working in your favor. Mortgage rates are also near 3-year lows. This combination is significant.

More buyers + improving affordability = more eyes on your house.

That doesn’t mean the market will return to the frenzy of the pandemic—far from it. But it does mean more buyers will be ready to re-enter the market. And that’s good news for you. As Redfin states:

“Homebuying demand is improving... and mortgage-purchase applications are sitting near their highest level in three years."

Make sure your house is listed so you can take advantage of this uptick in demand. More activity means one thing: more opportunities to get a deal done.

You May Get More Offers

With increased buyer demand, it makes sense that you might receive more offers on your house. History backs this up.

If we look at the data from the National Association of Realtors (NAR) over the last three years, we see that sellers in Spring typically receive more offers (see graph below):

Now, don’t expect the excessive bidding wars that were so common in 2020 and 2021. But it does mean that seasonality could work in your favor this Spring. As Realtor.com explains:

“Spring typically brings out more buyers who are ready to make a move before summer. Listings see more views, showings, and offers during this season."

This could be great for your bottom line.

Homes Usually Sell Faster

Another predictable pattern occurs every Spring, based on research from Realtor.com. Homes sell faster during this time of year (see graph below):

On average, homes sell 20 days faster in Spring compared to Winter. That’s almost three weeks shaved off your timeline. And that's a difference you can feel.

Since homes have been taking longer to sell lately, listing your house during what’s usually the most active time of the year means you’re setting yourself up to move as quickly as possible. And isn’t that what sellers really want?

The faster your home sells, the sooner you can move on to your next chapter.

If you’re eager to downsize, or you’ve run out of space, Spring may be your best time to sell.

The Importance of Timing

Timing can make a significant difference in real estate. When you list your home during the Spring, you’re aligning yourself with a market that’s primed for activity. This is when buyers are most motivated, and you want to be where the action is.

You may also find that homes in your area are selling for higher prices during this season. This is due to the increased competition among buyers. When more people are looking, it can drive up the price of homes.

Preparing Your Home for Sale

Before you list your home, it’s essential to prepare it properly. Here are some tips to ensure your home stands out:

  1. Clean and Declutter: Make your home inviting by cleaning and decluttering. A tidy space allows buyers to envision themselves living there.

  2. Enhance Curb Appeal: First impressions matter. Invest time in landscaping and exterior maintenance to make your home more attractive.

  3. Consider Minor Repairs: Fixing small issues can prevent buyers from being deterred. A fresh coat of paint or repairing leaky faucets can go a long way.

  4. Stage Your Home: Staging can help showcase your home’s potential. It allows buyers to see how the space can be utilized.

  5. Professional Photography: High-quality photos can make a significant difference in attracting buyers. Consider hiring a professional photographer to capture your home in the best light.

Bottom Line

Spring doesn’t guarantee a sale, but strategy still matters. This season offers something valuable: momentum.

More buyers. More activity. More opportunity.

The real question is: if you’re going to sell this year, why not do it when the odds are in your favor?

Let’s talk about what selling this season could mean for your house and your timeline.
